Joe Jennings refers to the latest Existing Home Sales Report from the National Association of Realtors (NAR). It shows the inventory of houses for sale sits at a 2.4-month supply. This is well below a neutral market of 6 month’s supply.

Historically, a 6-month supply of homes for sale is needed for a normal or neutral market. That level ensures there are enough homes available for active homebuyers. Joe Jennings also views that buyer demand remains strong. With buyers eager to purchase but so few homes available, sellers who list their houses this winter will have a tremendous advantage – also known as leverage – when their Realtor negotiates with buyers.
