Buying or selling a home later in life often involves more than a real estate transaction. Perhaps you’re retiring in Tallahassee, relocating from South Florida, moving closer to family in Leon County, or selling a longtime home to pursue a different lifestyle.
Whether you’re downsizing, looking for more space, or exploring waterfront living, choosing an experienced Tallahassee Realtor can help you make informed decisions.
Here are nine questions worth asking.
1. How Much Experience Does Your Tallahassee Realtor Have?
Ask about local market knowledge, negotiating experience, and transactions similar to yours. Selling a home you’ve owned for decades can involve very different decisions from buying your next property.
2. Will You Work Directly With Me?
Find out who will handle pricing, showings, negotiations, and questions.
At Sunny & Associates, I believe clients deserve direct broker involvement and personal, concierge-level attention.
3. Who Represents My Interests, and How Are You Compensated?
Florida recognizes different brokerage relationships, including transaction brokerage and single agency.
Review Florida’s brokerage relationship law and ask how your relationship will work.
Buyers should also understand written buyer agreements and negotiable compensation. The National Association of Realtors’ Consumer Guide explains these considerations.
Get clear answers before signing.
4. How Will You Determine My Tallahassee Home’s Value?
A credible pricing recommendation goes beyond an automated estimate.
Ask how recent comparable sales, property condition, location, buyer demand, and competing listings inform the recommended price.
5. Which Improvements Are Worth Making Before I Sell?
Not every update pays for itself.
A knowledgeable Realtor should help prioritize repairs, presentation, and marketing without recommending unnecessary expenses.
I can also help coordinate property preparation when appropriate.
6. Should I Sell Before Buying My Next Home?
The answer depends on financing, timing, market conditions, and your comfort with uncertainty.
Discuss contingencies, closing dates, temporary housing, and what happens if one transaction moves faster than the other.
7. What If My Retirement Home Isn’t Smaller?
Retirement doesn’t necessarily mean downsizing.
You may want acreage, a workshop, a golf community, or a lakefront home.
Having relocated from South Florida to Lake Talquin myself, I understand that lifestyle matters.

8. Should I Sell My Home or Keep It as a Rental?
If you have substantial equity, retaining your home could be an option.
Compare realistic rental income with maintenance, insurance, management costs, and tax considerations.
I’ve worked in property management since 2006, and our Tallahassee property management services can help you evaluate that choice.
9. How Will We Communicate Throughout the Transaction?
Ask how often you’ll hear from your Realtor, who will answer your calls, and how updates will be delivered.
You should feel informed, not pressured.
Your Next Chapter Deserves Experienced Guidance
Whether you’re selling a longtime home, moving closer to family, or buying the property you’ve always wanted, the right Realtor should listen first and advise second.
My role is to advise, not pressure.
If you’re considering a move in Tallahassee, Crawfordville, Wakulla County, or Lake Talquin, I’d welcome a conversation about your options.
